⚡Q3 2026 Singapore Real Estate Market Snapshot

Sources:

1. Private Home Prices Rebounded & Accelerated

  • Private Home Price Index: Rose by 1.4% quarter-on-quarter (QoQ) in Q3 2026, gaining momentum compared to the 0.5% uptick in Q2.

  • Landed Segment Leading: Landed home prices jumped 2.8% QoQ, continuing their strong upward trajectory.

  • OCR (Suburbs) Outperformed: Non-landed private homes in the Outside Central Region (OCR) surged 2.2% QoQ, while Rest of Central Region (RCR) rose 0.2% and Core Central Region (CCR) eased marginally by 0.1%.

  • Rising Price Points: Over 44% of new non-landed private homes were transacted at $2.5 million and above, reflecting a steady shift toward higher price bands.

2. HDB Resale Prices Moderated, While Volumes Surged

  • Third Consecutive Quarter of Price Moderation: The HDB Resale Price Index dipped 0.2% QoQ (cumulative -0.6% across 9M 2026).

  • Buyer Demand Resurged: Resale volume crossed 7,528 units, hitting a two-year quarterly high as buyers capitalised on stabilized pricing.

  • Demand for Larger Flats Surged: Transactions of 5-room flats surged +28.5% QoQ, and Executive flats jumped +41.6% QoQ, supported by the removal of the 15-month wait-out period.

3. Record-Smashing Million-Dollar Resale Flats

  • All-Time Quarterly High: A record 597 HDB flats transacted for at least $1 million in Q3 alone (+21.8% QoQ).

  • New Benchmark Prices: 8 towns posted record-high resale prices, including:

    • Central Area (Pinnacle @ Duxton): $1.72M (5-room)

    • Bishan (Bishan Spring): $1.65M (Executive)

    • Clementi (Clementi Crest): $1.59M (5-room)

The Upgrader’s Dilemma: Why HDB Owners Need to Pay Attention Now

  • Widening Price Divide: Private home prices continue to outpace HDB values. Waiting too long while private prices climb can widen the cash outlay gap required to enter the private market.

  • Strong Liquidity Window: With HDB transaction volumes at a 2-year peak and demand for larger units exceptionally strong, buyer appetite is active—offering flat owners an optimal liquidity window to exit at fair valuations before further price softening occurs.

  • Capitalizing on Peak Equity: If your flat is near or past its Minimum Occupation Period (MOP) or in a high-demand mature estate, you may be sitting on peak paper gains that can be unlocked and redeployed into higher-yielding assets.
